Privacy policy and SMS terms.

This policy covers vanikhospitality.com, run by Vanik Hospitality Co. (“Vanik,” “we,” “us”). It explains what happens to the information you share when you text us, call us, or fill out our estimate form.

What we collect

• What you tell us: your name, phone number, email, your property’s city or address, number of bedrooms, whether you host today, and any note you add.
• Messages: texts, calls, and emails you send us.
• Basic technical data: like any website, our hosting provider (Cloudflare) processes your IP address and browser details to deliver pages and block spam and abuse.
• Advertising cookies: the Meta Pixel notes the pages you view here and whether you reach out, so we can tell which of our ads work. None of your personal details go with it — see Cookies and advertising.

We don’t sell your information, and we don’t let anyone use it for their own marketing. The one exception is the advertising measurement in Cookies and advertising below, which some state laws treat as “sharing” — you can switch it off at any time.

How we use it

• To reply to you and prepare your free estimate.
• To talk with you about managing your home, if you’d like that.
• To keep the site secure and working.
• To measure our advertising, so we spend it where owners actually find us.

Who we share it with

Only the services we use to run the site and reply to you: our website host and spam protection (Cloudflare), our customer-management and texting provider, and our email provider. They may use your information only to provide those services to us. We also share the limited, non-identifying activity described in Cookies and advertising with Meta, the company behind Facebook and Instagram. We may also share information if the law requires it. We limit access to your information to our team and these services.

Cookies and advertising

We advertise on Facebook and Instagram, and we use the Meta Pixel on this site to see which ads actually bring owners to us. It sets a cookie in your browser and tells Meta when you open a page here, tap to text or call us, or send the estimate form.

We never send Meta your name, phone number, email address, your property’s address, or anything you write in the form or in a text. It receives that something happened, not who you are.

You can switch this off: block third-party cookies or use an ad blocker in your browser, and change what you see in your Facebook or Instagram ad settings. Nothing on this site stops working if you do — the form, the phone number and the text link all behave exactly the same.

Text messages (SMS terms)

• When you text us, or submit our form with your phone number, you agree that Vanik Hospitality Co. may text you about your inquiry and your home, including follow-ups and scheduling.
• Message frequency varies.
• Message and data rates may apply.
• Reply STOP at any time to stop texts. You’ll get one text confirming you’ve opted out, and no more after that.
• Reply HELP for help, or call 801-900-6142.
• Agreeing to texts is not a condition of doing business with us.
• No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text opt-in data and consent are never shared with any third party.
• Carriers are not liable for delayed or undelivered messages.

How long we keep it

We keep your information while we’re talking with you or managing your home, and for as long as needed for business, tax, and legal records.

How we protect it

What you send through this site travels to us encrypted, and the services we use to store it and reply to you are established providers with their own security programs. We keep access to your details limited to the people on our team who need them. No system is perfect — if a problem ever affected your information, we would tell you promptly.

Your choices

You can ask to see or correct the information we have about you, or ask us to delete it. We will, except what we must keep for legal or tax records. To turn off the advertising cookie, see Cookies and advertising. Text or call 801-900-6142, or email team@vanikproperties.com.

Children

This site is for property owners. We don’t knowingly collect information from anyone under 18.

Changes

If we change this policy, we’ll update the date at the top of this page.
